should I take 2 SP from bonus tokens and raise closing speed by 1 point, or should I take the 8 bonus tokens and raise level of adv equip. the equip is 3 speed 3 vis 3 Closing speed, but it is 2 boosts from next SA level

Advanced Equip for sure. You can never get the points back from boosts, but you can if you ever decide to sell the advanced equip.
