$500,000 - Purchase Medical Facility (Requirement for a Team Doctor and/or Team Medical Technicians suggested in the Team Staff suggestion section)
1. Catering Service (for the loges... increase to your high income people)
2. Club level lounge (the place where medium income people go to be snooty together)
3. Escalators (people more likely to purchase upper level seats)
4. Pretzel Stand / Ice Cream Stand / Sushi Stand (all have their various plusses and minuses. Like the sushi is great for teams with high income fans).
5. Team Hall of Fame (must be 5+ season old team, helps fan happiness)
6. Wall of Champions (only for teams who have won a championship in their league)
Stadium Maintenance Contracts
All of the suggested Stadium Upgrades would require a maintenance costs. The actual stadium itself should also require a maintenance cost.
Total maintenance costs would be determined and billed as a "Maintenance Contract"
There could also be a factor that would determine how old each upgrade is, and therefore billed even more money to the Maintenance Contract. Think of a 20 Year old stadium roof costing more to maintain than a 2 Year old stadium roof (logical to me).
Single Upgrade Purchased:
Only the designated maintenance fee would apply per year.
Multiple Upgrades Purchased:
( U1 + U2 + U3 + U4 + U5 + U6 + U7 + U8 ) + ( N x $50,000 ) = Maintenance Contract Cost
U = Upgrade Maintenance Cost
N = Number of Upgrades Purchased (Two or More)
Each Upgrade would require different maintenance costs. Each additional upgrade beyond one (1) would also cost a extra $50,000.
Example
If you were to purchase the Stadium Roof and the Improved Locker Rooms;
Stadium Roof would cost $2,500,000 per year for maintenance.
Improved Locker Rooms would cost $50,000 per year for maintenance.
Since there have been two (2) upgrades purchased, it would also add $100,000 to the maintenance costs ($50,000 X 2 = $100,000) and the complete total per year maintenance fees would equal $2,650,000.
All of these upgrades could be reflected on the Stadium page with small icons that either are included within a additional tab or could be superimposed onto the stadium itself.

Air Guns - Shoots T-Shirts and other memorabilia into the crowd.
Halftime Show - Entertainment for Halftime, pumps up the crowd for the 2nd half.

All of these upgrades would be purchasable in the off season just like the stadium construction is.
Fan Support Attributes:
Fan Support would increase the Moral and Concentration of the Home Team, and at the same time decrease the same attributes for the Away Team.
Team Staff:
This does not include GMs.
Team Doctor - A team doctor would be available to treat injured players back to health and help prevent injuries.
Medical Technicians - Cheaper Team Doctors with less of a effect. Would also be able to improve player energy during halftime.
Team Physiologist - Would be able to help increase a teams confidence level.
Team Training Staff - Would assist players during training. This could improve the rarity that a player receives a breakthrough during training or the percentage that they player's trained attribute increases.

I imagine this has been suggested before. But in case not, its clear that it doesn't necessarily take a long time to completely build your stadium up. This brings a boring conclusion to a certain part of the game for those players whose teams reach that level. Sooo...
Once a player has built his stadium to its full size, he then obtains the ability to build a New Stadium. New Stadiums will come with additional features that can be constructed, such as Domes, Luxury Boxes, Seat Licenses & Naming Rights and Gigantic Replay Screens. Each, of course, would be an additional money making feature and could also increase the fame obtained by players on the team and or the owner (yes I think their should be a fame track for owners as well). You could even throw in some sort of Public Funding feature, that lets players
Now it might be annoying to have players have to start their stadium over again from scratch. So you COULD have a second stadium construction screen where the stadium is being built in the new stadium location while the player is still playing in his current stadium. Or you could simply expect players to hoarde cash for the new stadium and then build it all at once in the off season. I kinda prefer the first option myself though since it gives them something to do and to brag on.
Specifics of how the new features could work would be as follows - Domes give you improved fame for all. Also the owner can generate higher fan loyalty among the upper crust (who are less likely to brave subzero temperatures, or tropical ones). And in the offseason the dome can generate extra cash as the stadium is used for conventions and other events (say income equal to one game). AND one random owner of a Dome in each league generates concession sales at the time of the championship game, simulating the use of Dome stadiums for the Super Bowl.
Luxury Boxes would just be additional seating that would generate top shelf ticket prices. Extra bonuses would be that they would also increase higher class loyalty, and that they would sell out more often at season ticket sales, since the luxury boxes are corporately owned and used for business purposes. Also improves fame generation for all.
Seat Licenses would be a one time income boost at the season ticket generation stage of the first season of the stadiums opening. Additionally, it would improve subsequent season ticket sales since once the fans shell out 1000 bucks for a seat, they will be more likely to keep buying tickets. This increases higher class loyalty and decreases lower class loyalty, as you tick off the old poor season ticket holders when they can not afford to buy in. But the cash income is substantial.
Naming Rights puts a random corporate name (eg CITYNAME x Bank/Inc/Financial/Co/Insurance x Field/Park/Dome/Stadium etc) as your stadium name in return for a lump sum payment each season. The owner tries to get this by sliding how much cash he is offering and the number of years for the deal. The server then determines randomly whether the deal is accepted based upon fan loyalties. If accepted the owner gets the offered amount immediately and then at each season ticket sales phase for the life of the deal. Renegotiation to extend the deal is possible and is more likely to be accepted.
Public Funding would be another offer slider that the owner could use to try and get public funding. The owner can request a percentage of construction costs he wishes to be publicly funded, and offer for that a percentage of his revenues from ticket sales and concession sales for the life of the stadium (separate sliders and they can be set to zero). Based upon fan loyalties, the amount of funding requested, and the amount of revenue sharing offered, the server will randomly determine if a deal is accepted or not. If accepted the owners construction costs for the current stadium are reduced by the percentage of public funding obtained (ie 50%). Thereafter the owner will only generate 100 percent minus the amount shared with the public funder from ticket sales and or concessions.
Gigantic Replay Screens increase fan loyalties, concession sales (since people can go get a beer and still see the game), cheap seat ticket sales, and player and owner fame.
EDIT - Also maybe you could have a step in between the starter stadiums and this one, say a larger stadium with Big Replay Screens and some luxury boxes that are expensive to add on, etc, but which have a lot more seats than any other type. This would be the Riverside, Veterans, Three Rivers Stadium kind of round stadium built in the 1970s. Fits more fannies, but not as amenable to luxury suites and Gigantic Screens nor Domes. This would give you three levels of stadium to build through, further increasing player amusement.
